When purchasing property – it pays to protect yourself

If you get the opportunity to purchase land, it is a sound financial investment because land has continually increased in price over the past 25 years. It is all about demand and supply and we are running out of land very quickly indeed. It is almost impossible to get any kind of privacy nowadays and if you want to buy a house then you have to settle for one that is in a large housing estate where you have neighbours on your left, on your right and directly across the road from you. The only way to get any privacy nowadays is to be able to buy land and build your own property there. Property is very expensive and so when you are investing your hard earned cash, you need to make sure that you are properly protected.

This is why it is essential you get a Land Survey that is going to tell you exactly what you are buying and what you are signing up for. You can no longer take the word of the seller when it comes to knowing where the boundary starts and where it ends. Even if they have a land deed, that needs to be checked as well because mistakes can be made and you do not want to be the person who suffers as a direct result. Before you hand over any of your money and sign on the dotted line, you should always make sure that the survey completely protects your interests. The benefits of having a land survey done are numerous but here are a couple of them.

  • Clear boundaries – These are important in life as a general rule but when it comes to land they are essential. What the seller tells you and what is the truth, may be two completely different things and so this is why a land survey is so important. If the seller is selling off pieces of land all at once then you need to make sure that you are getting what you are paying for. When picking the house and land, you need to have your wits about you.
  • Essential protection – It is likely that you are purchasing this land in order to build a business property or a private dwelling. You might want to put forward around your property to properly market out your boundaries and once again you can trust the plans that the seller has in their possession. Only when a land survey is done, will you be sure where your property ends and someone else’s begins. Once you have the peace of mind required, you then book that holiday for you and your family that you have been promising yourself.

This is a new beginning for you and so the last thing that you want to be doing is fighting with the neighbours that live either side of you or across the road from you. By getting the boundaries clearly marked out, everyone gets on well together from the outset and those relationships will continue to prosper in the future. These people are going to be living beside you for the foreseeable future and so it makes perfect sense that you are clear as to what you own and what they own.
